When it comes to our home buying decisions, pets influence our choices. Surveys show pets influence many buyers on the types of homes and neighborhoods they search for. In fact, often a pet is the biggest reason many become homeowners in the first place.

A survey from Rover and Zillow found that 62 percent of pet parents consider moving to a new home to accommodate their dog. Likewise, listings that mentioned dog-friendly features such as fenced backyards, dog runs and dog houses sold faster.
Another survey, by realtor.com, found that 80% of homebuyers were pet owners. All rated their pets as important factors in their home purchase, and 75% said they would have passed on their dream home if it didn’t accommodate their pets.
And the National Association of Realtors (NAR) found that 43% of people would be willing to move to better accommodate their pets.
Those are some pretty strong numbers.
House-hunting is no easy task. And with your pets needs in mind, it might be even more challenging. Ask yourself these questions when looking for the best home for your family and pets.

Know the rules
Every county, city and even some neighborhoods have specific laws and ordinances regarding pets. Know about local regulations before committing to a neighborhood (and HOA). Ask about:
Pet type and breed restrictions
Pet licensing and registration
Types of fences or other structures that you can install in your yard
The number of pets allowed per residence
Leash requirements
Vaccinations
Spay and neuter guidelines
Proximity to pet amenities is attractive
Our pets are family and want only the best for them. Make sure you check the location of veterinarians, dog parks, supply stores and animal hospitals. This may depend on how far you're moving, so don’t be afraid to ask for recommendations from your current veterinarian.

Location, location, location
Speaking of your pet's welfare, you may want to consider moving to a community with plenty of sidewalks and good walking routes. Even the most obedient dogs or cats can sneak out so you may want to steer clear of busy streets, lakes or heavily forested area with wildlife.
Dog parks are another great amenity to search for when house-hunting with your pets in mind, especially if they need more room to play and exercise. It’s also a must not only for your pet but for you as well, so you’ll both be motivated to walk and exercise more often, especially during leisurely weekends.
Backyard or nearby open space
After finding a pet-friendly neighborhood, look at the specifics of the house. The yard, or lack thereof, is another thing to look out for in your potential home. Is the backyard big enough for you and your pet? It's important for dog and cat owners because even if you prefer to keep them indoors, it’s still a good idea to have a yard with room to roam. A fenced-in yard is your best option to provide safety and security. If there is already a fence, inspect it to ensure that it’s still in good condition and that it’s high enough that your dog can’t jump over it.
Inside matters too
The inside matters just as much as the outside when finding a new place for you and your pets. Look for:
Durable and pet-appropriate flooring. Carpet isn't ideal as it traps pet hair and can be difficult to keep clean. Popular options for pets include vinyl plank and tile, which can withstand water bowl spills, accidents and claws. If the flooring doesn’t meet your standards, consider that in your budget for your purchase.
Adequate space. Extra space is a huge bonus, especially if you have indoor-only pets that need space to run and play safely. You also want to have a designated space where you can keep their bed, toys, crate as well as food and water.
Washing station or space for clean-ups. Look for areas that will make it easier for you to clean up your pets after playing outdoors. Other pet-approved upgrades include doggie doors and built-in feeding stations.
Pet-friendly layout and design. Keep your pet’s age and breed in mind. According to Zillow, Tampa is the No. 1 real estate market in the country in 2022. In fact, more than 9,000 additional people moved into the area during the first two months the year compared to the same period a year ago.
First off, Tampa Bay is comprised of a 4-county region: Hillsborough, Pinellas, Pasco and Hernando counties. For today’s blog we are going to focus specifically on Tampa (and the Hillsborough County area). Here are 12 things you need to know when moving to Tampa:
1. Tampa neighborhoods include historic districts and resort-style communities
As Florida’s third largest city, Tampa is home to nearly 390,000 residents (and 1.4 million in Hillsborough County). Along with adjoining cities and towns along Tampa Bay, the greater metro Tampa Bay area is home to more than 4 million residents and larger than the state of Rhode Island.
Here are some areas to consider as you start your search.
Areas near downtown Tampa
Ybor City — This historic and trendy section of Tampa is northeast of downtown and was once the “Cigar Capital of the World.” It appeals to the younger demographic due to the proximity to downtown, USF and nightlife.
Channelside District — Located just east of downtown, Channelside is experiencing a revitalization with thousands of new condos being built. There are lots of local shops, restaurants and entertainment complexes with easy access to downtown businesses.

Seminole Heights — This up-and-coming neighborhood on the west side of Tampa, is a historic district with a vibrant art scene and new trendy restaurants.
Tampa suburbs less than an hour from downtown
Carrollwood — Located about 9 miles northwest of downtown Tampa, this suburb is one of Tampa’s original neighborhoods. It has several options from condos to townhomes to lakefront ranch homes.
Westchase — A master-planned community with a golf course. Westchase offers a wide variety of living options from condos to villas to single-family houses. The neighborhood is a deed-restricted and very close to the north-south Veterans Expressway.
New Tampa – Popular residential area 15 miles north of downtown Tampa. It is close to USF and the area has several master-planned communities with golf courses and resort-style amenities like swimming pools and tennis courts.
Riverview — One of Tampa’s largest suburbs, Riverview is a diverse area southeast of downtown Tampa. It is a popular area for downtown and MacDill Air Force Base commuters due to its proximity to the Selmon Expressway.
Brandon - Once filled with cow pastures and orange groves, Brandon neighborhoods offer families affordable Florida living just east of Tampa.
Temple Terrace – Established community northeast of downtown Tampa. It neighbors USF and is home to Busch Gardens. Homes in the area include apartments, condos and older single-family homes with more space between houses compared to newer builds.
Odessa – Home to horse pastures, orange groves and highly-rated schools, Odessa is a small suburb 25 miles north of downtown Tampa. With easy access to the Veterans Expressway, Odessa is convenient to downtown Tampa and the airport.

2. The job market in Tampa is growing
Tampa’s job market is growing faster than the U.S. and state average. The Tampa metropolitan area was ranked as the Best City for Finding a Job by BizJournals in 2021. In fact, it’s estimated that around 6,000 jobs are currently open in the city of Tampa. That is a 3.2 % increase from last year, and it represents a ten-year job growth of 21.5%.
Top industries in Tampa include:
Healthcare — Top employers include BayCare Health System, Tampa General Hospital, Greenway Health and Wellcare.
Finance — Top employers include Raymond James, JP Morgan Chase, Citi, Bankers Financial Corp and Amscot.
Supply chain — Top employers include The Port of Tampa, Pak Mail and Jabil.
Technology — Top employers include ConnectWise, TechData, Validity, AgileThought and Accusoft.

3. There’s no state income tax

Some money-related pros and cons to living in Tampa include:
There is no state income tax but the Hillsborough County tax rate is 7.75%.
Property taxes are around 2%.
Insurance costs can be more expensive, particularly because of flood insurance.
4. School district is large and diverse

5. Transportation … well it’s not our strength
The commute getting around Tampa varies greatly depending on where you’re going and the time of day. Rush hour generally starts around 4 p.m. and ends around 7 p.m.
Tampa is served by several interstates, expressways and bridges:
Interstates and toll roads
I-275: north-south interstate that travels through downtown Tampa. It heads north toward Pasco County and south (west) toward Pinellas County and the beaches.
I-75: East of Tampa, this interstates runs south to Naples and north into Georgia. It connects with I-4 and I-275.
I-4: Interstate begins east of downtown Tampa and connects Tampa to Orlando and Daytona Beach
Selmon Crosstown Expressway: Toll expressway runs east-west across South Tampa from near MacDill AFB toward Brandon.
Veteran’s Expressway/Suncoast Parkway: Toll expressway runs north to south to the west of Tampa. It begins near Tampa International Airport and continues north past Spring Hill
Tampa Bay bridges
Howard Frankland Bridge connects Tampa to St. Pete<br />Courtney Campbell Causeway connects Tampa to Clearwater<br />Gandy Bridge connects South Tampa (near the base) to St. Pete<br />Sunshine Skyway Bridge connects St. Pete to Terra Ceia in Manatee County
Tampa does have a public bus system (HART) that includes express commuter routes, local routes and an airport shuttle.
Tampa is also home to Tampa International Airport (TPA), the Port of Tampa with 5 Tampa-based cruise ships as well as Amtrak.

6. A foodie paradise
Tampa’s culinary claim to fame in the Cuban sandwich. But it’s a lot more than that. From fresh Gulf seafood to world-class steakhouses to the Armature Works food hall and the famous Columbia restaurant, there is a little something for everyone. In fact, Tampa is one of up-and-coming foodie cities.

Berns Steakhouse — For more than 60 years, this has been the gem of Tampa fine dining. With one of the largest wine cellars in the world, perfectly aged steaks and the internationally famous dessert room, Berns is the place to celebrate special occasions in Tampa.
Datz — As the most reviewed business in Tampa Bay on Yelp, this restaurant offers down home cooking from mac’n’cheese buns to juice burgers to fried chicken, it is the stop for comfort food.
Armature Works — Located in Tampa Heights, this food hall is a fully restored mixed-use building that houses a multitude of restaurants including pizza, BBQ, sushi, ramen and more.
Ulele – Native inspired fusion restaurant along the Tampa Riverwalk. Our favorites include the okra fries, grouper and steaks.
7. Year-round outdoor fun
In Tampa, there are things to do outside all year round. Sure, you might need a jacket in “winter” as somehow 50-degree weather feels cold in Florida.
Beside outdoor exercise opportunities including the Upper Tampa Bay Trail that connects to Pasco County and more than 150 parks, some with biking/running paths, there is also lots of water opportunities for boating kayaking, jet skiing, paddleboarding and more. There are three scenic rivers in Hillsborough County —Alafia River, Hillsborough River and the Little Manatee River —with tidal inlets leading out to open bay waters.

Tampa also has several outdoor entertainment venues including ZooTampa, Busch Gardens and Adventure Island.

9. Champa Bay!
There are four professional sports teams to cheer on. And they have all been VERY successful in the past few years. Three-time Stanley Cup (and back-to-back) champion Tampa Bay Lightning (NHL), 2003 and 2021 Super Bowl champs the Tampa Bay Buccaneers (NFL), the American League champion Tampa Bay Rays (MLB) and the Tampa Bay Rowdies (USL).
10. Lots of culture, art and music
Every weekend you will find street festivals with local artists and musicians but we also have some amazing museums and entertainment venues.
The Straz Center for the Performing Arts offers Broadway-style shows as well as musical performances. The Mid-Florida Amitheatre and Amalie Area host various music artists throughout the year as well.

11. Weather is amazing!
The temps in Tampa are mild in the winter (November through February) and HOT and HUMID in the summer (May through September). But the temperature has never been above 100 and it rarely freezes. And no snow!
12. Location, location, location

Land O Lakes is in Pasco County. It spans pretty much from the 589 (Suncoast Parkway), all the way to I-75. And then as far as North and South, it goes almost to SR52, and then south to SR54, which is almost on the border of Hillsborough County. So that is where we are at today.

We are on the southern edge of Land O Lakes in a community called the Enclave at Terra Bella. It happens to be a nice set back community with about 266 homes. I like to call it the best kept secret in Land O Lakes. It's set back off SR54 and a lot of people don't even know it's here.
Terra Bella is between the Suncoast Parkway 589 and I-75. There are so many restaurants, shops and the Tampa Premium Outlets and open-air Wiregrass Mall is close by. There are also nail salons, medical facilities and schools nearby.

Yep. People are flocking to Florida for the great weather (361 days of sunshine!), more than 35 miles of award-winning beaches, no state income tax and a governor who doesn’t mandate restrictions during the pandemic.
So why is Tampa so hot? Hyde Park, a neighborhood just west of downtown Tampa, is one of the reasons.

But first, the backstory. The Hyde Park neighborhood was established in the 1880s when railroad financier Henry B. Plant built the first bridge across the Hillsborough River at Lafayette Street (now Kennedy Boulevard). A group of wealthy citrus growers, cattle ranchers and shipping magnates, led by Plant and O.H. Platt, cleared land and built grand homes along what is today’s Bayshore Boulevard. Hyde Park became home to Tampa’s elite and today remains one of Tampa Bay’s most prestigious historic neighborhoods.
Where’s Hyde Park located?
Hyde Park is a historic within the city limits of Tampa. It includes Bayshore Boulevard, Hyde Park Village and SoHo (South Howard Avenue). Its ZIP code is 33606. It is adjacent to the University of Tampa and Downtown Tampa. Roughly, the boundaries of the neighborhood are the Hillsborough Bay to the east, Kennedy Blvd to the north, Bayshore Boulevard to the east and south, and Armenia Avenue to the west.

What kind of houses will I find?
Traveling through Hyde Park’s oak-tree-shaded streets, you’ll see cute historic bungalows, modern houses, mega-mansions, condos, townhouses and multi-family residential developments.
Hyde Park’s Bungalow Terrace—a block of 19 homes dating to 1913— is a unique stretch of the Hyde Park neighborhood that mimics a planned development comprised of Craftsman-style bungalows widely used in California. They were built because of the low cost, adaptability, craftmanship and low maintenance of their structure. However today this is a prime street in a prime neighborhood. The row of historic homes face each other to form a pedestrian pathway shaded by beautiful oak trees. Prices on this street for a 2 bedroom/2 bath (1360SF) start at $600K. But these homes rarely come on the market. In fact, we saw only 2 that sold in the past 2 years!
What will it cost me?
You’ll find some 1-bedroom condos (650SF) starting around $200K but most of the historic bungalows start around $600K (??? CHECK) with mansions and Bayshore waterfront condos starting at more than $1 million. And you can find some properties at more than $5 million!
What about the schools?
The Hyde Park neighborhood has some of the best schools in Hillsborough County. In fact, all of the zoned schools in Hyde Park are A-rated including Mitchell Elementary (A), Gorrie Elementary (A), Wilson Middle (A) and Plant High (A). Plant High is widely known as the top high school in Hillsborough County, No. 1 school in the Tampa Bay region and is ranked No. 38 in the state of Florida.
What about shopping, restaurants and activities in Hyde Park?
The heart of the Hyde Park neighborhood is the upscale shopping district Hyde Park Village. It has events (trivia night at Irish 31, a running club, live music on weekends, a fresh market the first Saturday of every month) as well as restaurants and shopping.
Some of the local eateries include Buddy Brew (coffee), Forbici (Italian), Goody Goody (diner famous for its burgers), Meat Market (steakhouse), Timpano (Italian) and several sweet shops including Oddfellows Ice Cream and Sprinkles.
Hyde Park Village also has specialty shops including Color Me Mine (pottery/painting), Downtown Dogs (natural dog treats) and Candle Pour (make your own candles).
And, of course, we can’t forget the shopping. Stores in Hyde Park include Kendra Scott, Francesca’s Lululemon, Vineyard Vines and more.
SoHo (South Howard Ave) is a multi-faceted entertainment district with many of the neighborhood's top-rated bars, nightclubs, boutiques and restaurants. It begins at Howard Avenue south of Kennedy Boulevard and ends at Bayshore.
Location, location, location
Hyde Park is convenient to it all – Tampa International Airport; Downtown Tampa, Midtown and Westshore business districts; the Selmon Expressway and I-275; Tampa General Hospital; museums; Amalie Arena; the Florida Aquarium; MacDill Air Force Base and the Palma Ceia Golf & Country Club.
Bayshore Boulevard, the world’s longest continuous sidewalk, is a 5-mile park connecting Hyde Park to Downtown Tampa’s 2.5-mile Riverwalk. Bayshore has some of Hillsborough County’s priciest real estate and is home to Tampa’s annual Gasparilla parade.
Hyde Park is also within 15 minutes of two of Tampa rapidly growing business areas: Westshore and Midtown Tampa. Situated off SR 54 less than 2 miles east of the Suncoast Expressway, Ballantrae sits on 436 acres of conservation, ponds, and wetlands. The community amenities include a community recreation center with a clubhouse, swimming pool and splash area, sand volleyball court, tennis courts, a large fenced-in basketball court, a playground, and a large open field.

There is a planned 20-mile paved trail system in Starkey Ranch that will connect with trails in the Starkey Wilderness Preserve and the regional Suncoast Trail.
All homes built in Starkey Ranch meet or exceed national standards for energy efficiency. Reclaimed water is used for irrigation in parks, common areas and in individual yards.
Starkey Ranch students attend one of two nearby A-rated elementary schools - Odessa Elementary or Longleaf Elementary - depending upon the neighborhood in Starkey Ranch. The current middle school is River Ridge Middle School and River Ridge High School, both of which are B-rated.
Work is nearing completion on a new K-8 school in the community – Starkey Ranch K-8. There will be a gym, athletic fields, a running track and sport courts, all of which will be available during non-school hours to Starkey Ranch and Pasco County residents.
Creative World School, a leading early child education franchise brand, is opening a 15,000 square foot school for infants, toddlers, twos, preschool, pre-k, as well as children up to the age of twelve with before and after school care and summer camp programs. Creative World School is scheduled to open in June 2021.
There are neighborhood pools, pavilions and parks throughout the community.
Cunningham Park includes a lake with canoes and kayaks for resident use, a community hall for classes and social events and a community garden.
Starkey Ranch District Park is Pasco County's newest recreational complex, The 80-acre park includes lighted Little League baseball/softball field, multi-purpose fields for soccer, lacrosse and football, a concession stand with restrooms. There is also playground and picnic pavilions. Other planned neighborhood amenities include a public library and theater.
Very convenient to shopping and restaurants. There is a Publix in the community. Lots of nearby chain restaurants – Bonefish Grill, Chilis, Chicken Salad Chick, Outback, IHOP, Chick-Fil-A, etc. The Medical Center of Trinity is less than 10 minutes from the community. The small community of Outlaw Lake in Land O Lakes offers custom-built homes ranging from $600K to $1.5M. Homes are well spaced out in the private community. A majority of the homes are on the private Outlaw Lake and many of the homes have boathouses, docks, boat lifts, and more. There is also a private community boat ramp.

Hi, we’re Tim and Lisa Carroll with Team TLC, Mihara & Associates.
We’re here today in beautiful Land O Lakes, Florida to take you on a neighborhood tour of one of our favorite neighborhoods: Wilderness Lake Preserve.
We’re gonna be taking you on different neighborhood tours throughout the year, but this is one of our favorites because we live here, so come along and enjoy the tour.
Wilderness Lake Preserve in Land O Lakes is a resort-style community. Some of our favorite amenities here in the neighborhood, which you can see behind us, is the Wilderness Lodge, which consists of multiple buildings including the fitness center with a full gym, free weights, sauna, a giant hot tub, and more.
And we have tennis courts, basketball courts, volleyball courts. We have a beautiful fishing dock where you can get free boats and canoes and you can go out on the lake and fish or just paddle around.
There’s grills around the pool area for anyone to use. There’s classes for fitness, yoga. All types of things you wanna do at the lodge here at the main building. And also the activity center, along with the pool table, you got a jukebox for free. You got a giant screen TV and also ping pong.
And the animal center for the kids with a theater, so they can watch movies. The family can come up and watch movies in the theater. It’s really cool. We also have a computer area where you can use the computers and fax machines for free, right there in the lodge.
And one other thing we forgot to mention, we are one hour from the world-class number one beach: Clearwater Beach and about an hour from Orlando, where everyone goes to the theme parks.
Disney! Universal. Sea World. All that’s there.
Wilderness Lake Preserve has approximately 1000 homes. They range in price from $185,000 up to around $800,000. There are neighborhood sections that are gated and there are sections that are not. In the area, you’ll find wonderful, local restaurants as well as chain restaurants and major shopping. A wonderful, A-rated Land O Lakes High School, which is ranked in the United States as one of the top high schools.

Hi we’re Tim and Lisa Carroll with Team TLC and Mihara & Associates and today we’re going to be talking about communities here in Land O Lakes that are for people who are 55 years and older.
Now just to be clear you don’t always have to be 55 and over to live in these communities. They do allow some people that are a little bit less than 55 – a certain percentage of the community can be less than 55 so if you’re close to 55 and you’re interested you can still move in.
The reason you want to move into these communities is they’re amazing, maintenance free, lots of fun activities and cool things to do. And The Groves here in Land O Lakes has a wonderful golf course and it also has a great clubhouse, fitness center, lots of fun events and more!
Prices range from $175,000 up to $300,000 or so.
Some of the great features and amenities here at The Groves are its own golf course. We have a beautiful pool and hot tub. There’s also a great restaurant inside that serves breakfast, lunch and dinner. You can get drinks and hang out with your friends, karaoke. There’s lots of clubs and activities, a driving range and shuffleboard, tennis, all kinds of great things that you can do.
There’s a dog park as well and lots of walking trails. People drive their golf carts around. You can drive up to the Publix or the liquor store which I see a lot of people doing and getting groceries in their golf cart.
It’s a wonderful community to meet people and socialize.
If you’re considering retiring in Florida this is a great place to be.

Join us as we take a tour at the beautiful Preserve at Lake Thomas here in Land O Lakes FL
Lake Thomas Preserve or the Preserve at Lake Thomas in Land O Lakes is a hidden gem here in Land O Lakes.
We love this little neighborhood. It’s only about a 100 homes and they range from the high 200s up to the mid-600s when they’re on the ski lake, which is one of the best parts about this neighborhood! You have a private dock at Lake Thomas. It’s a 172 acre lake and the cleanest, clearest lake in Land O Lakes. It’s spring fed!
